A CHARACTERFUL Herefordshire country pub is on the market with a free-of-tie private lease on offer.
The pub is being advertised by commercial agents Sidney Phillips with an asking price of £45,000 (leasehold).
The agents said the characterful Loughpool in Sellack, near Ross-on-Wye, boasts a three-section bar and restaurant with space for some 75 covers.
It also offers two-bed owners' accommodation and a "superb" adjoining three-bedroom cottage.
Outside, there are gardens and car parking, with the pub set in over an acre of land.

Sidney Philips said the pub is available on a new favourable free-of-tie private lease.
The pub was previously re-opened in 2015, undergoing a refurbishment to create a "comfortable and warm interior", according to its website.
It is currently open for lunch from Tuesday to Friday, and on Tuesday, Thursday, and Friday evenings, serving up a menu featuring seasonal and locally sourced produce.
The pub does not at present open at the weekend or on Mondays.
It currently boasts a five-star 'very good' food hygiene rating, and a 4.5 star rating on reviews website Tripadvisor, with visitors praising it for "first class" food, ambience, and service.
