Breinton Common and Breinton lie some 3 miles due west of the cathedral city of Hereford, on a small country lane in the heart of the Wye Valley. The two villages lie approximately 1 mile apart and are serviced by a village church and hall, some lovely country side walks and an extensive range of shopping and leisure facilities at the nearby city of Hereford.

Ferry Bank was constructed approximately 7 years ago and occupies an elevated position above the River Wye, with a beautiful south-westerly outlook as well as views along the Wye Valley. The property has been extended and further improved by the existing owners to now offer very spacious living accommodation, which is extremely well appointed throughout. There is a wonderful feeling of light and space, particularly on the ground floor, and everything has been designed for ease of maintenance. It further benefits from an Architects Certificate, oil fired central heating, a separate detached garage and a useful summer house.

Initially approached from the village lane by its own private driveway, which provides excellent parking and turning space, the front door then leads into a good-sized reception hall with a limestone floor and hand crafted oak staircase to the first floor. There is a spacious study to the front, which is situated away from the main hub of the house, and a good-sized sitting room with windows overlooking the rear gardens and countryside beyond and an attractive fireplace with a fitted wood burner. The kitchen/breakfast room is a wonderful space and is L shaped, and again has a limestone tiled floor throughout an extensive range of cupboards, built in calor gas hob, double oven, built in dishwasher and fridge, plenty of working surfaces and a window to the front. A walkway from the dining area leads through to a wonderful sun room, full of light and space, and again a limestone floor, two roof lights, windows on three sides that make the most of the view, and doors leading out to the gardens. The ground floor is supported by a good-sized utility room, which also houses the boiler, and has a separate wc/shower room and door to outside.

On the first floor a good-sized landing has a window to the front and access to the master bedroom with double doors opening inwards and windows making the most of the views, and door to a well-appointed en suite shower room. Bedroom two is perfect as a guest suite with its own en suite bathroom and there are two further bedrooms and an excellent family bathroom with airing cupboard.

From the driveway access can be gained to the detached timber garage 17ft 5 x 12ft 9 with power, lighting, loft storage and a covered log store to the side. Pathways lead around the house to the rear of the property, where the gardens are laid predominately to lawn with picket fencing at the end of the garden and lovely southerly views over the Wye Valley. There is a very useful and attractive summer house 10ft x 8ft which is well positioned and insulated with power and lighting, and a sunny terrace.
