A spacious Grade II listed detached barn conversion, situated in a small complex in a quiet rural setting, surrounded by Herefordshire countryside, with external home office (potential annexe), garage, parking and enclosed relatively private rear gardens.

Winterfold is located in an area known as Ailey Lane on the edge of the north west Herefordshire village of Kinnersley. The property forms part of a small complex of Grade II Listed barn conversions, which are positioned deep in Herefordshire countryside. The village offers a country pub with the greater day to day facilities located close by at either Eardisley or Weobley.

The barn was converted approximately 15 years ago to offer spacious and well-proportioned accommodation throughout. On the ground floor a large reception hall leads to a cloakroom as well as a boiler room, housing the oil-fired central heating boiler. The sitting room runs the full depth of the house with a large central brick fireplace housing a wood burning stove and French doors overlooking the rear garden. The good-sized kitchen/breakfast room again with door to the rear and offers ample dining space as well as a fully fitted kitchen with built in appliances. Off the kitchen is a useful utility room.

On the first floor a door from the landing gives access to an inner landing, which in turn leads through to the master bedroom with en suite shower room. Also, off the inner hallway, is the fourth bedroom, currently used as a dressing room, with built-in his and hers wardrobes and separate cupboard. Off the main landing there are two further large double bedrooms, which are complemented by the family bathroom which benefits from a separate shower cubicle. Throughout there is a wealth of character, with exposed wall and ceiling timbers. There is full double glazing and, couple with the oil-fired central heating system, it has all modern conveniences.

The property is approached from the small country lane by a gated gravel driveway which has parking for at least three vehicles. This in turn gives access to a single attached garage, with a pedestrian path along one side leading to the enclosed good-sized rear garden. This comprises a paved seating area across the full length of the house, with steps leading down to a large lawn area which is flanked by floral and shrub borders. A pathway continues down to a very useful former Byre. This comprises two good sized rooms, currently used as ancillary accommodation, but is ideal for home office use or potential annexe, subject to any planning permissions. Adjoining these two rooms is an open bay, currently used for garden tools and wood storage.
