Situation

The property is found on the southern edge of the village of Brilley, mid-way between Hay-on-Wye and Kington. The area is renowned for its breathtaking scenery with many footpaths that are directly accessed from the cottage. The mature woods of Herefordshire Wildlife's Trust, Brilley Green Dingle and Whitney Woods are also within walking distance as well as other walks around the Wye Valley. The Wye Valley also offers many recreational activities.

The village of Brilley itself has a church and a village hall which has an active calendar of social events. Further facilities are found in Whitney on Wye with a fuel station/village stores, a farm shop and post office. The village also has a church and a village hall. The nearest primary schools are found in Clyro, Hay-on-Wye and Eardisley.

A wider range of services and facilities can be found in the market towns of Hay-on-Wye and Kington with the former being known the world over for its specialist bookshops as well as the annual Hay Literary Festival.

Hay-on-Wye has an excellent range of services to include a dentists, medical centre, library, post office, cinema, small restaurants, boutique shops, primary school, church and public houses.

The Accommodation

The property comprises the original cottage which has been extended to provide comfortable accommodation, with a garden room to the front currently used by the vendors to enjoy the view over the garden and giving access to the main sitting room.

The sitting room has windows to the front and rear and a large stone Inglenook fireplace with the feature of the original bread oven still in place and a wood-burner. A doorway leads through into the kitchen which has an excellent range of fitted units with cupboard and drawer storage, a gas hob, an electric oven and a ceramic sink and has windows to the front and to the rear giving views over the garden.

From the kitchen a corridor leads through to a living room, which is a delightfully light and airy room with windows on three sides and pine panelled walls, fitted cupboards, a wood-burner and loft access.

This room was previously used as a bedroom and could easily be used as such again, to provide a third bedroom on the ground floor.

In the corridor leading to the living room there is a shower room with a large shower cabinet, wash hand basin, a ladder radiator and inset ceiling spotlights. There is also a separate close coupled w.c. And a window.

Adjacent to this is an airing cupboard with a hot-water immersion heater and plumbing for a washing machine.

From the sitting room there is a staircase to the first-floor landing giving access to the main bedroom with windows to the front and rear, exposed floor boards and panel walls.

Also on the first floor there is an Lshaped room with a window to the front with shelving and a sliding door. This has been used as a bedroom and a study.

Outside

The lane leads to the parking space with parking for two vehicles and there is gated access to both sides of the garden. The garden is mainly level lawn with a range of well stocked borders and a gravel path and a separate vegetable garden area with an aluminum construction greenhouse with a concrete base. At the other end of the garden there is a very useful workshop of concrete block construction with a tiled roof measuring approximately 3.30m x 5.52m with power sockets and to the side of this is a lean-to timber shed, currently used as a store area and a further block and brick shed with a corrugated roof.

In addition, on the north side of the cottage, there is a further area which measures approx. 0.3 of an acre. The ground is level and has been generously planted with a range of flowering trees and shrubs which is a haven for wildlife. There are well established vegetable beds, a water storage system, fed from the cottage and a useful garden store. The area is fully enclosed by mature hedges thus providing a very private and tranquil space.
